How Long Does It Take To Apply For A HDB Singapore Renovation Permit?

First of all, when the applicant has completed their application they need to submit it within 2 days after applying with supporting documents. After submitting the documentation then will wait for 3 weeks +/- before receiving notice about whether the application was successful or not. 

To get your renovation started in Singapore you will need a HDB permit from the Housing Development Board offices before starting any work on the property.

 

1. HDB Singapore Renovation Permit Application Process

The process of applying for the HDB Singapore renovation permit is not as straightforward as you would expect even you have proof of ownership.There are a number of steps, and some that have to be completed very early on in the project planning stage before any construction work starts. 

You need to visit your nearest HDB office with prepared documents. The application will then take up to three weeks for approval before you can start renovating your home!

To get started, submit an online service request form stating what kind of renovations you want done. 

You will then be contacted by the HDB for a pre-application meeting before deciding whether or not you are qualified to begin your renovations. 

If you are qualified, the HDB will then give you a HDB renovation permit to begin your renovations. 

 

2. What are the documents needed for an application?

The documents needed for an HDB Singapore renovation permit are:

  • Proof-of-ownership document from original owner if buying property on resale market; 
  • project cost estimate (including any design fees); 
  • Planner’s plan or drawings of proposed construction work; 
  • professional contractor’s licence.

 

3. How long does it take to apply for a HDB Singapore Renovation Permit?

It can take up to three weeks for an application for HDB Singapore renovation permit. 

The wait time is dependent on how long your documents need to be reviewed and assessed by the Housing Development Board before a decision about whether or not you are qualified is made.

You will then have only two days from when you submit your completed application with supporting documentation, so make sure all requirements are met!

You also have to remember that there may be more than one applicant in line ahead of you if many people have applied at the same time as yourself.

If this situation occurs it’s possible that your turn could come after the initial waiting period has passed (three weeks).

The process varies depending on what kind of renovations require approval. If it’s a renovation that is being proposed for a handicap-accessible unit, then the process takes one or two weeks. 

 

4. There are two types of permits, Minor Works Permit and Major Works Permit.

You will need to apply for an HDB Singapore renovation permit as different permits are required depending on whether or not it is minor or major works.

A Minor Works Permit allows you to carry out minor renovations within the rental restriction period without requiring approval and the tenant’s consent.

Minor works require a Minor Works Permit, which is issued for work that is less than $1,000 Singapore dollars, These include small changes and repairs.

A Major Works Permit is required to be submitted for major renovations and can take up to 65 percent of the entire residential unit!

Major works require a Major Works Permit, which is issued for renovations that cost more than $1,000 Singapore dollars.

This permit is required for big renovations that will change the floor layout of the house.

If a Major Works Permit is required, then the process can take 3-4 weeks from when your application is submitted.

You will receive notice stating if your approval has been granted after about three weeks for submissions.

The time frame also depends on whether or not there are many other applications being made at the same time as yours. 

When dealing with small changes you don’t need any special documentation or paperwork; however, 

when it comes to making major changes like installing a new kitchen or bathtub then you must have the appropriate plans.

If you want to carry out major renovation works that affect common areas or structural features of the building, then a Major Works Permit is required

 

5. What happens if the application is unsuccessful?  

If the application for HDB Singapore renovation permit is not approved, then you cannot proceed with your renovations.

It will be judged on whether or not it conforms to planning regulations and can be justified by the expenditure.

You may also require approval from the Town Council if you are carrying out any work in a public area.

It’s therefore important that all information is correct before submitting an HDB application for Renovation Permit (applications take up to three weeks). 

 

6. Other things to know before applying for a HDB Singapore Renovation Permit.

When you buy an HDB resale flat, the secondary owner needs to apply for a Minor Works Permit from his or her town council if they are planning to carry out minor renovations that don’t exceed $1,000.

If interested in applying for HDB Singapore renovation permit, then follow these steps: 

Set up a date with your architect/designer; Complete and submit documents to Planning Department (usually within 2 working days); Receive approval notice within 3-4 weeks.

Works on site cannot begin until the HDB approval is obtained. The entire process can take 3-6 months. 

Also remember that any home modifications must be approved by relevant government agencies and local authorities before you start works on your HDB.
